Repair or Replace a Roof?

A roof decision should follow the extent and source of the problem, not only the roof’s age or the first visible stain.

Homeowner resource

Separate symptoms from system condition

A leak can originate at shingles, flashing, valleys, penetrations, ventilation, or a wall transition. Ask for a written diagnosis that identifies observed damage and the proposed repair boundary. A ceiling stain alone does not reveal the roof area, decking condition, or water path.

Replacement planning should describe measured roof planes, pitch, stories, access, tear-off, underlayment, flashing, ventilation, valleys, penetrations, decking allowance, disposal, and weather protection. Do not infer roof area from living area.

OptionBest forWatch for
RepairA localized, understood condition where the surrounding roof system remains serviceable.Matching materials, hidden moisture, flashing, warranty limits, and recurrence.
ReplaceWidespread wear, multiple system failures, or a scope where patching no longer controls risk.Tear-off layers, decking, flashing, ventilation, disposal, access, and permit.

Questions for a roofing scope

Ask how the roofer measured the roof, what layers are present, what conditions would trigger decking replacement, how flashing and ventilation are handled, and what temporary protection is included. Keep a decking allowance visible instead of presenting concealed sheathing as a known quantity.

  • Is the proposed work a localized repair, maintenance scope, or full replacement?
  • Which roof planes, valleys, penetrations, edges, and flashing are included?
  • What tear-off, disposal, underlayment, ventilation, and decking assumptions apply?
  • How will unsafe weather, steep access, and exposed conditions be managed?

Safety and locality disclaimer

Do not climb an unsafe or steep roof to measure it. Roofing permits, ventilation rules, historic review, disposal, storm response, and contractor requirements vary by locality. Confirm the scope with a qualified roofer or inspector and applicable authority.

Worked planning examples

1,500 sq ft roof replacement cost

$12,444–$18,299 planning range using the existing roofing model at its baseline regional factor.

Baseline assumptions

  • 1,500 square feet of measured roof area, architectural shingles, tear-off, underlayment, flashing, and baseline simple-access assumptions.
  • Roof area is not inferred from conditioned floor area; pitch, valleys, decking, stories, and access can change the result.
  • No decking replacement allowance is treated as known unless a condition is selected.
  • The roof-covering unit rate excludes the separately selected underlayment and flashing supplements; roof area includes a 10% planning waste factor.

Source notes

  • Planning assumptions only; prices are not supplier-verified quotes, retailer prices, or a bid.
  • Broad residential cost-guide evidence was fetched 2026-09-15 for reasonableness checks, not imported as precise component rates; confirm current local labor, material, disposal, permit, tax, and site costs.
  • Regional adjustment is applied once to normalized line-item base costs; the caller supplies the existing ZIP/regional factor.
