What Should Be Included in a Remodeling Quote?

The core quote checklist

A quote should identify the property and work area, describe demolition and protection, list major materials or allowances, describe installation and finish work, and state what cleanup and closeout include. Quantities and units make omissions easier to spot.

• Scope, drawings or selections, quantities, and locations.
• Demolition, disposal, site protection, access, and equipment.
• Materials, labor, subcontracted trades, delivery, and taxes where applicable.
• Permits, inspections, testing, engineering, and utility coordination.
• Schedule assumptions, payment milestones, warranty terms, and change orders.
• Explicit exclusions, owner-supplied items, allowances, and alternates.

Allowances are not finished selections

An allowance is a placeholder with a quantity, unit, and boundary. A flooring allowance should say whether it covers product only or installation too; a fixture allowance should identify the count and what rough-in or trim work remains. Ask how the contract changes when the actual selection exceeds or falls below an allowance.

Keep contingency separate from a contractor’s price and from an allowance. Contingency is for genuinely uncertain conditions; it should not hide known work or make a missing scope look complete.

Permits and local rules

Permit responsibility and fees vary by locality and project type. Ask who applies, schedules inspections, responds to corrections, and provides final documentation. Electrical, plumbing, structural, energy, historic, stormwater, and right-of-way requirements may involve different authorities.

Planning ranges are not bids. Final pricing depends on field conditions, selections, permits, local requirements, and contractor scope. Confirm the work and current local costs before committing.
