How to Compare Contractor Estimates

Put every proposal on the same scope

Create a short scope sheet with measurements, included rooms or elevations, finish intent, demolition, protection, disposal, permits, and owner-supplied items. Ask each contractor to identify assumptions and exclusions in writing.

Compare the same work in the same order: existing conditions, demolition, preparation, materials, labor, equipment, permits, cleanup, and closeout. A lower total may simply leave a category out.

• Are quantities, material grades, allowances, and waste visible?
• Are preparation, installation, supervision, protection, and cleanup included?
• Who carries permits, disposal, equipment, delivery, taxes, and utility work?
• How are unknown conditions and change orders documented and approved?

Questions to ask before choosing

Ask how the contractor handles concealed damage, owner selections, allowance overruns, weather delays, and work that depends on another trade. Request a schedule that names dependencies instead of treating every date as fixed.

Price is one decision factor. Scope clarity, communication expectations, payment milestones, insurance or licensing questions applicable to your locality, and a practical change-order process also affect project risk.
